Most small businesses that are starting up or undertaking their first lease build-out do not fully realize what the entire process entails. Many businesses believe that the first and only step is to hire a contractor who will handle everything. However, this approach can lead to lost time, which translates to lost money in the form of rent while your business is still under construction. Some unscrupulous contractors are aware of this and may intentionally delay the process, while others simply lack the experience to manage the entire project effectively. This is where we come in as your comprehensive solution.

Many people fail to recognize the importance of hiring a design team, including an architect, MEP (Mechanical, Electrical, and Plumbing) engineer, and, if necessary, a structural engineer. The truth is, the general contractor will end up hiring them anyway, adding a substantial markup to obtain the necessary permit drawings from the city for your project’s construction. As a design-build company, we provide design services at the front end of the project, saving you both money and valuable time that would otherwise be lost. We can also provide preliminary estimates, schedules, and feasibility studies before you sign the lease, if required.

Once the design and permitting documents are finalized, we move directly into the city permitting process while preparing for construction. There’s no need to send out multiple copies of plans to different contractors because we’ve already worked within your budget during the design process.

Once the construction documents are approved by the city, we enter the final phase of your project: the construction phase. With our expertise and experienced trade contractors, we work diligently to cross the finish line by striving to pass all inspections on the first round. Our ultimate goal is to get you your certificate of occupancy as soon as possible so that you can start generating revenue with your business.
